We start by getting aligned on the core project details: ideas, approximate square footage, design direction, expected finish level, budget, and timeline. We also talk ballpark costs upfront, including how fees work, so there are no surprises later. If you already own a property, we review it together. If you don’t, we can help you evaluate and secure a lot that fits the project.

Next, we develop a preliminary floor plan and elevation concept that matches your goals and expected budget. In the follow-up meeting, we review plans together and make real-time changes so we leave with a close, shared understanding of what you want to build. At the same time, we walk through a preliminary open-book budget so you know what the project is shaping up to cost—before moving toward contract.

Begin the Official Plan Set

Once you decide to move forward, we execute the contract and collect a deposit to begin the official plan set used for permitting and construction. During this phase, we strongly recommend involving an interior designer (yours or one of ours) early—because it makes decisions smoother and construction less stressful. You’ll have multiple review points to refine and approve the plans before anything is submitted.

Firm Up the Numbers

After plan approval, we submit for permits. This phase can take 2–3 months (or longer) depending on the municipality. While permits are in motion, we push hard on finish selections—the more decisions made up front, the smoother the build. We also send final plans to our subcontractor group for hard bids to firm up real costs before construction begins, with allowances and pricing aligned to your finish level.
