Ground-Up Commercial Construction + Tenant Improvements

Our commercial work includes ground-up new builds and tenant improvements—and we’re set up to do both with a vertically integrated design–build approach. We’re selective by design.

We don’t stack the calendar just to say we’re busy. We take on the right projects so every client gets the attention they deserve and every job gets done right.

Ground-Up Commercial Construction

Build it once. Build it right.

When you’re starting from the ground up, details matter—planning, permits, engineering, sequencing, and execution. We manage the full build with one clear point of responsibility, keeping the project organized and moving forward without confusion.

What You Can Expect

  • Direct communication with the builder — no middlemen, no missteps.
  • A vertically integrated process that eliminates delays and guesswork.
  • Open-book budgeting so you see exactly where your investment goes.
  • Hands-on leadership from the first drawing to the final walkthrough.
  • Craftsmanship that endures, not shortcuts that fade.

This isn’t a pass-off model. The owner stays involved. Because there’s no point in having 33 years of experience if it’s not on the jobsite.

Tenant Improvement (TI) Projects

Keep the scope clear. Keep the schedule tight.

Tenant improvements succeed or fail on coordination—working around operating hours, meeting occupancy requirements, and keeping inspections and subs aligned. We run TI projects with steady oversight and practical problem-solving so you can open the doors on time and with confidence.

Tenant improvement support may include:

  • Demolition and build-back.
  • Layout changes and interior build-outs.
  • Coordination of MEP trades (mechanical, electrical, plumbing).
  • Finishes, fixtures, and final detail work.
  • Inspections, punch list, and closeout.

You’ll know what’s happening, what’s next, and what it means for cost and schedule—no surprises.

Scope, Budget, Timeline

We align on the essentials: intended use, square footage, finish level, budget, and schedule. You’ll also get ballpark costs and a clear explanation of our fees upfront, so nothing feels hidden later. If you already have a site/suite, we walk it together; if not, we can help evaluate options.

Early Direction

With a solid grasp of your needs, we develop a preliminary plan direction (layout + overall look) to match your goals and budget expectations—especially important in TI work where existing conditions drive decisions.

Preliminary Open-Book Budget

In the next meeting, we review the concept and make real-time adjustments so we leave aligned on what’s being built. We also walk through a preliminary open-book budget, so you understand where costs are trending before moving to contract.

Official Plan Set

Once you decide to move forward, we execute the contract and begin the official plan set needed for permitting and construction. You’ll have multiple review points to refine and approve plans before anything is submitted—because tight plans prevent costly changes later.

Schedule-Driven, Communication-First

After plan approval, we submit for permits (timelines vary by municipality). While that’s in motion, we finalize key finish selections and send plans to our subcontractors for hard bids to firm up real costs before construction starts.

Schedule Updates + Direct Access

When approvals are in place, we build. With strong upfront planning, the job runs smoother—and you’ll receive ongoing schedule updates with direct access to the owner/team throughout.

Closeout Support

We finish with the outcome you signed up for: a complete space that matches the plan, the budget intent, and the finish level. After turnover, we stay available for questions and service items.
